Rehab to Retail loans are broken up into two parts, the acquisition and rehab escrow. The acquisition portion is the amount we lend toward the purchase of the investment property, we can cover up to 100% of the purchase price of the property on good deals. The rehab escrow is the amount of the construction budget for the property. We hold this amount back in our account and release it in draws after the work completed is inspected. The two portions of the loan together mean that you can control much more real estate than the cash you have would normally allow you. Properly used, this leverage is how real estate investors EXPONENTIALLY increase their profits.
